How Rentams helps expats

We do everything — you just show up for the keys

1

Tell us what you need (takes 2 min)

Budget, neighbourhoods, move-in date, number of rooms. We filter based on your specific situation — 30% ruling, no BSN yet, pet, guarantor — whatever applies.

2

We search while you work

Joseph actively searches Pararius, Funda, private landlord networks and off-market listings. You receive a curated shortlist within 24 hours — no spam, only apartments that actually fit.

3

Video viewings from anywhere in the world

Still in London, Paris or Singapore? No problem. We attend viewings in person and stream them live to you via WhatsApp or video call. You can ask questions in real time.

4

We negotiate, review the contract, you sign

We negotiate the rent and conditions on your behalf and review every clause in the rental contract before you sign. We flag issues around borg (deposit), notice periods and inventory lists.

5

You pay only after signing

Our fee is one month's rent (excl. 21% VAT), charged only when you have a signed contract. No contract found = €0. Example: rent €2,400/month → fee €2,904 incl. VAT.

Expat-specific knowledge

Things that trip up expats in Amsterdam

📋

The rental dossier

Amsterdam landlords typically require:

  • Gross income ≥ 3× monthly rent
  • Employment contract (or 6 months of payslips)
  • Employer declaration (werkgeversverklaring)
  • Passport / ID copy
  • Bank statements (last 3 months)
  • Reference from previous landlord (if available)

We help you build and present this dossier professionally — even without a BSN.

💶

Income requirements

30% ruling & gross income

Landlords look at gross income, not net. With the 30% ruling your net is higher, but your gross salary is what counts for the 3× rule.

Rent €2,000 → need €6,000 gross/mth
Rent €2,400 → need €7,200 gross/mth
Rent €3,000 → need €9,000 gross/mth

⚠️

Watch out for rental scams

Amsterdam has a serious scam problem. Red flags:

  • Price is unusually low for the area
  • Landlord is "abroad" and can't meet
  • Asked to pay before a viewing
  • Photos look like a hotel or Airbnb
  • No rental contract, only "keys" via courier

We verify every landlord, every listing, every contract.

🔑

Key Dutch rental terms

  • Kale huur — base rent (excl. utilities)
  • Servicekosten — service charges on top
  • Borg — deposit (max 2 months)
  • Gemeubileerd — fully furnished
  • Gestoffeerd — carpeted/curtained
  • Kaal — bare (just walls & floors)
  • Onbepaalde tijd — indefinite contract

FAQ for expats

Frequently asked questions

Yes. You don't need a BSN to sign a rental contract. Many landlords work with expats before they have a BSN — they'll ask for your passport, employment contract, employer letter and payslips instead. We help you put together this dossier correctly.

Since the Wet goed verhuurderschap (July 2023), the maximum deposit is 2 months' base rent. The landlord must return the deposit within 14 days after the rental period ends, unless there is damage. We review the deposit terms in every contract.

With the 30% ruling, you pay less income tax, so your net income is higher. However, landlords assess your gross income against the 3× monthly rent rule. Your net income doesn't directly help with qualifying for a rental, but you'll have more money left after rent. We help you explain your financial situation clearly to landlords.

For families with children, Amstelveen is the top choice — it has the British School of Amsterdam, American School, and a large expat community. In Amsterdam itself, Oud-Zuid, Buitenveldert and Watergraafsmeer are popular with families.

It can be risky on your own, but with Rentams it's safe. We verify every listing and landlord, attend viewings in person or by video, and send you photos and video of every apartment before you commit. We have helped multiple expats sign contracts and move in without having visited beforehand.
